Architectural Review Committee (ARC) PROCESS OVERVIEW
The Venetian Isles Protective Covenant (Deed Restriction) #13 requires that all exterior construction projects must be approved by the Architectural Review Committee (ARC) to ensure that they comply with the Deed Restrictions.
The ARC is comprised of a small group of residents who have volunteered to review new projects. Most members have construction, architecture and real estate backgrounds. They are able to assist you with any questions you may have and offer alternative options if a proposed project does not meet the requirements.
What projects must be approved by the ARC?
In general, any exterior work on your home including new construction, renovation and certain repairs must be submitted to the ARC for review.
Please see the list of project types in the ARC Documentation chart below.
If you have any questions, feel free to reach out to any of the ARC members (contact info is listed below)
How do I get approval of a project?
Submit your request along with appropriate documentation to [email protected]
Please refer to the chart below for documentation requirements for each type of project.
How long does it take to get a project approved by the ARC?
We ask that you allow 30 days for review, however, most projects are approved faster. While we do our best to respond as quickly as possible, please understand that the ARC volunteers have work and family commitments. To avoid unnecessary delays and expenses, not to mention potential Deed Restriction violations, we highly recommend that homeowners secure ARC approval of their project prior to starting construction.
How does the approval process work?
Upon email submission, your project will be immediately assigned to a Primary and Secondary reviewer. The Primary reviewer will contact you with any questions and when the project is approved.
For reference, attached is the Review Form that is used by the ARC reviewers to approve each project. new_construction_checklist_-_as_of_4-25-2023.pdf . Feel free to download the form and share it with your architect or contractor.
What if I already have a permit from the City of St. Petersburg?
Venetian Isles Covenants are, in some cases, different or more restrictive than City codes. Therefore, we recommend that you submit your request to the ARC to guarantee that a proposed project will meet Venetian Isles Covenants.
